The Hidden Cost of Waiting to Buy in Western Washington Right Now

“We’re Thinking About Waiting…” — I Hear This Every Week

And it’s a completely fair thought.

With interest rates, headlines, and uncertainty, waiting can feel like the safer move.

But here’s the part most people don’t talk about: Waiting has a cost too. It’s just not always obvious right away.

After 17 years in this market and watching cycles come and go, I can tell you this:

The biggest risk right now isn’t buying at the wrong time… it’s waiting without a strategy.


1. You’re Not Just Waiting on Rates. You’re Competing With Future Buyers

A lot of buyers are sitting on the sidelines right now. Not because they don’t want to buy, but because they’re waiting for:

  • lower interest rates
  • more inventory
  • “a better moment”

But when that moment comes? Everyone jumps back in at the same time.

That means:

  • more competition
  • more multiple offers
  • more upward pressure on prices

Waiting doesn’t remove competition—it often delays it.


2. Prices Don’t Need to Spike to Cost You Money

Most people assume the only risk is prices going way up. But even modest price growth can make a difference.

For example:

  • A $900,000 home increasing by just 4% = $36,000
  • That’s more than many buyers expect to “save” by waiting

And that doesn’t include increased competition.


3. The Cost of Missed Opportunity Is Real

Sometimes the highest cost isn’t financial—it’s situational.

It’s:

  • The home you didn’t offer on
  • The neighborhood you missed
  • The timing that would have worked for your life

Those opportunities don’t always come back.


4. You Can Always Refinance . You Can’t Re-buy the Same House

This is one of the most important mindset shifts. You’re buying the home, not the rate.

If rates improve later, refinancing is an option.

But:

  • the right home
  • in the right location
  • at the right time

That combination doesn’t always come around twice.


5. What I’m Seeing Right Now in Seattle, Bellevue & Beyond

Across Seattle, Bellevue, Bothell, and even up toward Bellingham, I’m seeing:

  • steady buyer demand
  • selective (but serious) buyers
  • homes still moving when they’re well-positioned

This isn’t a “wait it out” market. It’s a strategic market.


6. So… Should You Wait or Buy?

It depends, and that’s the honest answer. But instead of asking: “Is now the perfect time?”

Ask: “Does this move make sense for my life in the next 3–5 years?”

That’s where the clarity usually comes from.
