Homebuyer Tip #42: Should You Rent an Apartment or Buy a Home?

As a realtor, local as well as out-of-state clients often ask, “Since we’re moving to a new city, should we rent an apartment or buy a home?”

They’ve asked me to show them several homes in a few cities in our beautiful state of Washington. Yet some potential homebuyers wrestle with the thought that they should really rent an apartment first. It’s a known fact that home prices have skyrocketed in Western Washington due to high-tech companies located here, yet the lifestyle calls to them to settle down in this part of the state.

There are a lot of important decisions to make when it comes to choosing a place to live. For many people, one of the biggest questions is whether they should rent an apartment or invest in buying a home. There are pros and cons to both options, and the decision often depends on a variety of factors, including financial resources, personal preferences, and lifestyle goals. In this article, we will examine some of the key considerations to help you make an informed decision about whether renting an apartment or buying a home is the right choice for you.

Affordability

The monthly cost is among the most important things to think about when determining whether to buy a house or rent an apartment. Due to the absence of a substantial down payment and the cost of upkeep and repairs, renting is frequently more affordable in the short-term future. In an apartment, the majority of the costs, including utilities, are included in the monthly rent; however, when buying a home, these costs must be paid separately.

However, in the long term, buying a home can be more affordable. You’ll be building equity, meaning you’ll own useful property that you can sell when it reaches a higher value if you choose to do so. Additionally, the cost of renting an apartment is subject to increase, so as a renter you are at the mercy of the landlord if your rent increases. With a mortgage, you have control and can be confident in your monthly expenses after you’ve covered your initial home costs.

Flexibility

One of the benefits of renting an apartment is flexibility. You can choose to move whenever your lease is up, with minimal fuss. Buying a home means committing to a place for a more extended period, but if you want to make your home your forever base, then buying a property might be the right choice for you.

However, if your employment requires you to move to a new location, or you need to change your living situation due to a change in family or personal circumstances, renting might be the better option. With leasing an apartment or condo, you can move without worrying about selling the property, and you’ll have a fresh pool of rental options to pick from in your new location.

Maintenance

With renters generally not being responsible for maintaining a property, they tend to have a life with less stress. If something goes wrong with plumbing, electricity, or heat, you’d generally just need to call the landlord, and they will fix the problem. Homeowners must pay for their repairs, and if something goes wrong outside the warranty period, it can be costly.

However, you have higher control over your living conditions in owning a home. Homeowners get to create and shape their space, planting flowers or pursuing home renovation projects that make it their own. Whereas in rented accommodation, you’re often restricted in the renovations and the decor based on the landlord’s decisions.

Conclusion

In the end, the decision to rent an apartment or buy a home comes down to cost, flexibility, and maintenance. If you’re on the lower end of the scale in finances and require a “moveability line” in your life, then renting is the best option, but if you have the resources to commit and are longing to settle, owning a home is a better choice. There’s no one right answer that will work for everyone; you’ll need to evaluate your unique circumstances and decide what makes the most sense for you. Keep the above factors in mind, and you’ll be well on your way to making the decision that’s right for you.
