Continuing with my Winter Home-Buying Series, today, I’d like to talk to you about what you should look for in winter safety features in a home.

Safety during the winter months is an aspect that should not be overlooked when purchasing a new home. The presence of certain features can significantly enhance the safety and accessibility of a property during icy and snowy conditions. Paying attention to outdoor lighting, non-slip surfaces, and the condition of walkways can provide insight into how well a property can handle winter challenges.

1. Adequate Outdoor Lighting

Why It’s Important: Shorter days and longer nights in winter make good outdoor lighting essential for safety and security.

What to Look For: Check that the property has well-placed lighting along pathways, driveways, and entry points. Motion-sensor lights are an added benefit for both security and convenience. Also, observe the lighting fixtures to ensure they are in good condition and provide sufficient illumination.

2. Non-Slip Surfaces

Why They’re Crucial: Icy and wet conditions can make outdoor surfaces slippery and hazardous.

What to Look For: Look for non-slip treatments on steps, decks, and walkways. These can include textured surfaces, anti-slip strips, or mats. If there’s snow on the ground, it may be difficult to see these features, so don’t hesitate to ask the seller or agent.

3. Well-Maintained Walkways

Why They’re Necessary: Well-maintained walkways are indicative of good overall property maintenance and are essential for preventing slips and falls in winter.

What to Look For: Check for any cracks or uneven surfaces that could become hazardous when covered in snow or ice. Observe if the walkways are clear of snow and ice, indicating regular maintenance. Also, consider the drainage around walkways to ensure melting snow and ice don’t pool and refreeze.

In addition to these features, consider the overall layout and design of the outdoor space. Covered porches or entryways can provide protection from the elements, and garages or covered parking can be beneficial during snowy months. 

Remember, while some of these features can be added or improved after purchase, their existing condition can give you a good indication of how well the home will serve you during the winter. A home well-equipped for winter safety not only ensures your peace of mind but also speaks to the level of care and attention given to the property.
